Tamko Underlayment & Deck Repair: The Fort Worth Owner’s Guide
Tamko underlayment and deck repair in Fort Worth typically runs $850 to $2,400 installed, depending on how much decking has to be replaced and which Tamko underlayment product your roof needs. We stock Tamko-compatible underlayment on our trucks and can usually complete a localized repair the same day we inspect it. Most Fort Worth homeowners discover a problem two ways: either they see a ceiling stain after a hard rain, or a roofer doing shingle work finds rotted decking or torn underlayment once the old shingles come off. The underlayment is the layer between your decking and your shingles; when it fails, water gets where it should never be.
Here’s the part most roofers won’t tell you: underlayment is invisible until it’s too late. By the time a homeowner sees the damage, the repair is often bigger than a simple tear repair. But that doesn’t mean you’re stuck with a full reroof. We handle spot repairs and section replacements on Tamko roofs every week, from the older neighborhoods around TCU to newer builds in Alliance.
Which Tamko Models This Applies To
Tamko makes several underlayment lines, and they are not interchangeable. The most common underlayments we match in Fort Worth are Tamko Apex synthetic underlayment, Tamko Moisture Guard and Moisture Guard Plus (a peel-and-stick ice and water barrier), and Tamko Proline. If your roof was done with Heritage shingles, the underlayment is typically a synthetic like Apex. If it was a low-slope or metal-adjacent section, the installer may have used Moisture Guard in the valleys and along eaves.
The compatibility gotcha: Tamko changed the Apex synthetic underlayment roll width and texture around 2019. Older Apex rolls were narrower and had a slicker face than the current product. If a Fort Worth roofer patches an older roof with the current roll without adjusting the overlap, you end up with a seam that can wick water sideways during a wind-driven North Texas storm. We match the underlayment to what’s actually on the roof, not just the brand name. If you have the original contract or a leftover roll in the garage, check the label: Tamko prints the product name and roll code on the inside of the tube.
For decking, the question is almost never brand. It’s thickness and material. Fort Worth homes built before 1990 often have osb or 3/8-inch plywood that has lost its strength to years of attic heat and the occasional leak. Current Fort Worth code expects at least 7/16-inch osb or 15/32-inch plywood for roof decking. When we replace decking, we match the thickness of the surrounding boards so the roof plane stays flat.
Brennan Roofing Co Fort Worth is an independent roofing contractor. We are not affiliated with Tamko, but we install Tamko underlayment and decking every month and we know how these products perform in Tarrant County weather.

Signs Your Tamko Underlayment & Deck Repair Is Failing
- A damp or musty smell in the attic after rain. This usually means underlayment has torn or peeled back at a seam and water is getting onto the decking below, even if it has not broken through the ceiling yet.
- Dark staining on the underside of the roof deck, visible from the attic. Decking that stays damp for even a few weeks starts to show gray or black water marks. If you can see them, the underlayment above has already been compromised for a while.
- Spongy decking when walked on. Rotted OSB loses its rigidity fast. A roof section that flexes more than the surrounding areas is a deck replacement indicator, not just an underlayment patch.
- Granule buildup in gutters plus damp spots forming on ceilings near roof valleys. That combination often points to shingle wear that has begun to expose the underlayment in transitions, where Peel-and-stick underlayment takes the most abuse.
- Ripples visible under shingles on a low-slope section. This is usually failed Tamko synthetic underlayment that has buckled or wrinkled due to moisture trapped between the deck and the shingles. On a Fort Worth roof, that’s a leak in waiting for the next spring downpour.
Replacement Cost & What’s Included
In Fort Worth, you’re looking at a few different numbers depending on what actually failed.
- Underlayment repair only (tear or seam failure, no deck damage): $850 to $1,400 for a typical section, including removing shingles, repairing the underlayment, and reinstalling or replacing shingles.
- Underlayment plus one to three sheets of decking replaced: $1,600 to $2,400 depending on the square footage, deck thickness, and whether it is OSB or plywood.
- Full re-deck on a section with underlayment replacement: $2,200 to $2,900 for a 10-by-10 area, including haul-away of the old decking and new Tamko-compatible underlayment.
The price range moves on three things: how much decking is rotted, whether we can match the existing underlayment without running new seams, and how steep or cut-up the roof section is. Every quote is a written line item. The price goes on paper before any work starts, and it does not move at the door. That is the Garrison Standard, and it is the same on a small deck repair as it is on a full reroof.
All work is backed by the 365-Day Done Right Promise: one full year in writing, and if the repair fails in that window, we come back at no charge. No arguing, no re-quoting.

Some things are safe to check yourself. Walking your roof is not one of them if you’re not comfortable on a ladder. But you can go into the attic with a flashlight and look for water staining on the underside of the decking on a sunny day. You can also check ceilings and walls in rooms directly under roof valleys or around vent pipes after a hard Fort Worth storm. Those are safe, useful checks.
Where DIY goes wrong is under the shingles. Underlayment repair means pulling shingles, cutting back the damaged material, checking the decking beneath, and re-laying everything with fasteners that will not lift in Texas wind. Get the overlap wrong and you have a leak that is worse than the first one. Get the decking thickness wrong and every shingle sits uneven. Also, torn synthetic underlayment cannot be “patched” with a strip of tar paper in a way that lasts; it has to be re-laid in a proper run. If your roof section is steep or you’re not sure what you’re looking at, call us at (682) 900-7902 and we’ll come read it. Travis Oakley still walks every inspection himself when the schedule allows. He has worked roofs up and down the Southwest for the better part of two decades, and he will tell you straight whether you need a repair or just a closer watch.
How Long Does a Tamko Underlayment Repair Take in Fort Worth?
Most localized underlayment and deck repairs are done in one day. A full roof section re-deck with underlayment and shingles might take two. Fort Worth weather can shift the timeline; we schedule around rain days because underlayment cannot be left exposed to water.
FAQs
Synthetic underlayment like Tamko Apex can last 25 to 30 years when installed correctly, but Fort Worth heat and hail can shorten that. The underlayment under a roof that has been patched repeatedly or exposed during a long re-roof job may fail well before the shingles above it. If your underlayment has a visible tear, it needs repair now, not later. Call (682) 900-7902 and we will quote it the same visit.
Yes, but it depends on where the damage is. A single seam or tear can be repaired by laying a new run of underlayment with proper overlap. A section that has wrinkled across multiple feet of roof is better replaced. We will show you the damage up close and put the repair option on paper before any work starts.
We stock Tamko-compatible synthetic underlayment and Peel-and-stick underlayment on our trucks for most repair calls, along with 7/16-inch and 15/32-inch decking. If your roof needs a specific Tamko product that is not on the truck, we can typically have it in hand within a day or two. We also work with GAF, Owens Corning, and CertainTeed underlayment for homeowners who want a different product matched to their roof system. The quote includes the exact material we will use, by name.
No. The price you sign off on is the price you pay. If we open the roof and find additional deck rot that was not visible before, we stop, show it to you, and give you a written change order before any additional work is done. You approve it or you don’t. The original quote still stands for the original scope.
