Boral Underlayment & Deck Repair: The Fort Worth Owner’s Guide

Boral underlayment and deck repair in Fort Worth typically runs $850 to $2,400 installed, depending on how many sheets of decking need replacement and which underlayment you choose. We stock Boral-compatible underlayment on our trucks and can match the decking thickness to your existing roof, usually completing the job in a single day. Most Fort Worth homeowners discover the problem the hard way: a leak shows up on the ceiling after a hard spring storm, or a roofer doing a shingle replacement lifts the old material and finds the decking underneath has rotted out. By that point, the underlayment has already failed and been letting water sit against the wood for months.

Which Boral Models This Applies To

Boral underlayment is not a one-size-fits-all product. The two most common lines we see on Fort Worth roofs are Boral’s self-adhered modified bitumen underlayment and their synthetic underlayment sheets, which come in different thicknesses and exposure ratings. The self-adhered version is typically 40 mil or 60 mil thick, while the synthetic sheets run lighter, in the 20 to 30 mil range. If you still have the original packaging or can see a printed label on the exposed underlayment in your attic, that spec matters, because the replacement needs to match what your roof deck was designed to carry.

Here’s the compatibility gotcha most homeowners don’t know: Boral decking products, particularly their substrate panels, were engineered to work with specific fastener schedules and spacing. If a previous contractor swapped in generic plywood or OSB without matching the original thickness, the underlayment bond can fail prematurely, especially along the seams. We check the decking thickness with a tape measure before quoting anything. OEM Boral underlayment is available through our supplier network, but quality aftermarket equivalents from GAF, Owens Corning, and CertainTeed often perform just as well at a lower material cost. We’ll tell you which makes sense for your roof, not just which one we happen to have on the truck that morning.

Signs Your Boral Underlayment & Deck Repair Is Failing

  • Water stains on ceilings or walls after rain: This is the most common call we get. The stain means water has already passed through the shingles, the underlayment, and the decking. By the time you see it inside, the decking underneath has been wet for a while.
  • Spongy or soft spots when walking the roof: If your roof feels like it gives underfoot, the decking has absorbed enough moisture to lose its structural rigidity. In Fort Worth’s summer heat, wet decking can also warp, which telegraphs through as visible ripples under the shingles.
  • Granules collecting in gutters: This itself points to shingle wear, but the real problem is what’s underneath. Once shingles lose their granule layer, the underlayment is the only thing left protecting the decking. If it’s old Boral underlayment that’s already past its service life, the clock is ticking.
  • Attic musty smell or visible mold on rafters: That odor means trapped moisture. We find this a lot in Fort Worth homes built in the 1990s and early 2000s where the original underlayment was never replaced when the first roof was torn off.
  • Shingles lifting at the edges or buckling in rows: Buckling usually means the decking has expanded and contracted enough to break the fastener hold. The underlayment underneath is typically compromised in the same area.

Replacement Cost & What’s Included

For a typical Fort Worth home, expect to pay:

Scope Typical Range
Underlayment replacement only (new Boral-compatible synthetic or self-adhered underlayment over existing sound decking) $850 to $1,400
Deck repair (2 to 4 sheets of OSB or plywood replaced, plus new underlayment) $1,200 to $1,900
Larger deck section rebuild (5+ sheets, refastening, new underlayment) $1,800 to $2,400

These numbers include tear-off of the affected area, haul-away, materials, labor, and the new underlayment. The range moves based on decking thickness, roof pitch, and how many layers of existing roofing have to come off first. Every quote is written down before any work starts. No movement at the door. No change orders buried in the fine print.

Every repair carries the 365-Day Done Right Promise. If the underlayment or decking fails within a full year, we come back and fix it at no charge. That’s in writing.

DIY or Call Us?

You can safely inspect from the attic side. Look for water staining on the underside of the decking, especially near penetrations like vent pipes and chimneys. Check for daylight coming through cracks. Those are honest signals.

What you shouldn’t do is pull up shingles and attempt a deck repair yourself. Fort Worth roofs are often steep, the heat makes footing unreliable, and a bad decking patch voids the performance of whatever underlayment goes over it. This is not a weekend project. We’ve repaired DIY deck patches where the homeowner used interior-grade plywood, and the underlayment peeled off within months. If the decking is compromised, call us at (682) 900-7902. We’ll walk the roof, measure the decking, and tell you exactly what’s needed before anything gets torn off.
