Atlas Underlayment & Deck Repair: The Fort Worth Owner’s Guide

We stock and install Atlas-compatible underlayment and deck repair materials in Fort Worth, with most underlayment replacements running $1,800 to $4,200 installed depending on roof size and decking condition. Deck repair typically adds $85 to $140 per 4×8 sheet when we find rot or water damage. Most owners discover the problem after a leak shows up on the ceiling, or when a roofing contractor points out soft spots during an inspection. By then, the underlayment has usually been compromised for months.

Here’s what that looks like in practice: water gets past a lifted shingle or failed flashing, soaks into the underlayment, and sits there. The underlayment breaks down. Then the decking below it starts to rot. In Fort Worth’s climate, with our hail seasons and sudden downpours followed by weeks of 100-degree heat, that cycle moves faster than homeowners expect. Travis Oakley walks every roof himself before we quote, checking decking and flashing by hand. We find a lot of failed underlayment that other crews missed because nobody got on the roof and looked.

Which Atlas Models This Applies To

Atlas underlayment products fall into a few clear lines. The most common on Fort Worth homes are Summit 60 and Summit Pro synthetic underlayments, plus WeatherMaster felt when builders wanted a budget option. Deck repair applies across all of them because the decking is separate from the underlayment: Atlas makes the moisture barrier, not the OSB or plywood beneath it.

The compatibility gotcha worth knowing: Atlas Summit 60 is a mechanically fastened synthetic that requires plastic cap nails or cap staples. If someone installed it with standard roofing nails and no caps, the fasteners tear through over time and the underlayment lifts. We see that regularly in Fort Worth neighborhoods like Wedgwood and Arlington Heights, where homes built in the 1990s and early 2000s got re-roofed fast and cheap. Summit Pro has a higher tear strength rating and holds up better to foot traffic during install, which matters on steep pitches.

You can identify what’s on your roof by checking the attic rafters for printed labels, or if the roof is open during a repair, by looking for the Atlas name printed on the roll. As for OEM versus aftermarket: for underlayment, we recommend staying with Atlas synthetic if the budget allows. The product is well-made and consistent. For decking, there is no “Atlas” deck board. We use the same CDX plywood or OSB that matches your existing deck thickness, typically 1/2-inch or 5/8-inch, brought up to current Fort Worth code. Brennan Roofing Co Fort Worth is an independent service provider, not affiliated with Atlas. We stock their materials because we’ve seen them perform in North Texas weather.

Signs Your Atlas Underlayment & Deck Repair Is Failing

  • Ceiling stains or drips after rain. This is the classic first sign. Water has already traveled through the underlayment and decking by the time it reaches drywall. The stain is usually brownish and widens over time.
  • Soft or spongy spots when walked on. If a roof area flexes underfoot, the decking below is likely water-damaged. OSB swells and turns crumbly once it loses its resin bond. We probe these areas by hand during every inspection.
  • Shingle tabs lifting or curling in one section. Failed underlayment allows moisture to build up underneath shingles, which weakens the adhesive strip. Curling in a single area, not the whole roof, points to a localized underlayment problem.
  • Musty smell in the attic. Trapped moisture in decking and underlayment breeds mold. If the attic smells damp in summer, something is holding water where it shouldn’t be.
  • Visible rot at roof edges or around penetrations. Pipes, vents, and chimneys are where underlayment fails first. Look for darkened decking or peeling paint on the soffit directly below a penetration.

Replacement Cost & What’s Included

For a typical single-story Fort Worth home around 1,800 square feet, full underlayment replacement with Atlas Summit 60 runs $2,400 to $3,800 installed. Two-story roofs run higher because of access and safety setup. If decking needs replacement, expect $85 to $140 per 4×8 sheet including removal of the old board, new fastener schedule, and code-required clips where Fort Worth building code calls for them.

The written price you get from us includes tear-off of the old underlayment, disposal, new Atlas or equivalent synthetic underlayment, fasteners, and any deck repairs we find once the roof is open. We put that number on paper before any work starts, and it does not move at the door. Every repair and installation is backed by the 365-Day Done Right Promise: in writing, for one full year, and we come back free if it fails.

DIY or Call Us?

Replacing underlayment is not a weekend project. It means pulling shingles, cutting out old material, inspecting decking, and re-fastening everything in a sequence that keeps water out. Get the sequence wrong and you’ve created a leak that costs more than the repair would have. The roof itself is also a fall hazard: steep pitches in Fort Worth neighborhoods like Ryan Place and Mistletoe Heights are not the place to learn.

What you can safely do: check your attic after heavy rain for damp spots, look at the ceiling for new stains, and mark any areas that feel soft when you walk the roof with a professional present. That information helps us quote faster. Tell me what the roof is doing, we’ll figure out what it needs. For anything past visual inspection, call (682) 900-7902 and we’ll get a uniformed, background-checked technician on the roof to assess it properly.
